EMA agree pre-let for new Canary Wharf offices

The European Medicines Agency is set to increase their number of London offices, following a pre-let agreement with the Canary Wharf Group for 250,000 sq ft of office space - set to be located at a new building in Canary Wharf.

As part of the deal, EMA will let the promenade, ground floor and first nine floors of the 20-storey property at 25 Churchill Place – the substructure of which has already been constructed.

EMA will also have an option to let a further four floors on top of what they already have – with each floor measuring about 27,500 sq ft.

The agency, which evaluates medicinal products, will pay an agreed rent of £46.50 per sq ft, with no breaks, for 25 years.

Canary Wharf Group's strategy will see work beginning on the structure in the fourth quarter of 2011; the group will also undertake the construction of the building's shell, core and fit-out.

Scheduled to open in 2014, the office complex is expected to set an example in energy efficiency. The building at Churchill Place will feature lifts that store and reuse energy in other areas of the tower, and photo-voltaic cells that will use sunlight to generate energy.

It is also expected that the structure will achieve an Energy Performance Certificate (EPC) rating of 40, as well as an 'excellent' BREEAM (BRE Environmental Assessment Method) rating.
