Mace Property Management have been chosen by UK Investor and Developer, Exemplar, as the redevelopers of the One Bedford Avenue London office space project near the Tottenham Court Road area. Mace and Exemplar are already working together on a number of other projects within the capital, including Regent Street and Burlington Place.
Current property at One Bedford Avenue includes the old Time Out magazine building, which along with another existing building on site, will be demolished before the new eight floor office block is set to be rebuilt.
The £33m project is set for completion in early 2017, and will offer 115,000 sq. ft of office and retail space. Designs for the project were made by the the Bennetts Association.
Exemplar, founding director, Clive Bush, said, “Exemplar, together with our partners AshbyCapital, are excited to be working with Mace to deliver this landmark building in probably the most dynamic location in London.
“The development strengthens our investment in the area and helps underpin the unprecedented growth of Tottenham Court Road and the eastern end of Oxford Street.”
The design is said to be targeting a BREEAM Excellent rating for its construction, incorporating green roofs, photovoltaics and CHP via consultation and services from Waterman Group.
