These particular clients are interior designers and architects who’ve been designing and delivering environments for some of the world’s leading companies for nearly 15 years.
DeVono Cresa were brought on board to do a commercial property strategy review a year prior to their lease expiry as they were very quickly outgrowing their existing office space.
Following this review, DeVono Cresa researched, and with the client, viewed some initial office options throughout central London’s Zone 1 to give the client an understanding of style and costs associated with office opportunities available. Fitzrovia/ Noho, London, W1 was selected as the most desirable location.
Detailed research of this area was then undertaken and once the preferred office space was decided upon the negotiating by DeVono Cresa began.
The original space was a bright single floor near Charlotte Street, W1, but after some due diligence was conducted via a space audit, it proved to be uneconomical and a recommendation to withdraw from negotiations was advised and accepted.
New office options were then viewed and a new option was found very close to their previous office in Fitzrovia, W1, in an attractive street.
The negotiations went smoothly and even though there was competition from another interested party our client was chosen by the landlord and their advisors as the preferred occupier.
We then acted in conjunction with the client’s solicitor to enable an efficient conclusion to the transaction on Foley Street.
