DeVono Cresa help pharmaceutical co. acquire their new HQ in Marylebone, NW1

DeVono Cresa were instructed by a global organisation to find alternative premises for their international headquarters.

DeVono Cresa began the process by providing advice on suitable locations and budgets. 

After a careful review of the office market, as well as an in depth analysis of staff journey times, it was decided that the search should be focused on Euston, Kings Cross and Marylebone.

Various viewing tours with the client established three potential properties as suitable options. 

After comprehensively analysing and undertaking space audits on all three options, a property of just over 4,000 sq ft on Marylebone Road, NW1 became the main focus of interest.

DeVono Cresa undertook several rounds of negotiations and managed to secure exceptionally competitive terms for our client. The terms achieved were confirmed as the most competitive within the office building. The two floors above this one had been agreed only weeks earlier at terms almost 20% higher. 

Once the property was placed under offer, DeVono Cresa proceeded with advising the client throughout the legal process. This included weekly project team conference calls to discuss outstanding items and to make sure the project remained within the planned timescale.

After successfully completing the legal documentation, the client was handed over to DeVono Cresa’s Project Management team to commence with the fit out of the new premises.
