DeVono Cresa Negotiate and Secure Rent Free Deal in the City, EC1

Our client are a media and telecoms group focused on delivering packaging graphics services to own label retail and brand owners. They are one of the UK’s largest independent pre-press companies, with more than 30 years of FMCG and Retail brand services experience.

The company approached DeVono Cresa after being served notice at their existing building with a very short time frame to complete a relocation which also consisted of a two office London consolidation.

One of the first steps was for DeVono Cresa’s project management team to provide a detailed space analysis.

The DeVono Cresa surveying team then sourced all suitable creative office spaces for our client, which enabled both their offices to be consolidated efficiently.

Initial viewings took place, which included a variety of different office sizes, budgets and locations. DeVono Cresa further progressed the detail within the relocation strategy.

We then compiled detailed cost summaries and reviewed the favoured office options that had formed part of the running short list and involved the inclusion of all senior management.

Negotiations started in respect of the property on St John Street, EC1M, which is a self contained open plan office space and benefitted from an existing interior fit out.

DeVono Cresa negotiated a saving on the quoting rent and an attractive rent free period which ultimately drove direct savings to our client of £76,000.

DeVono Cresa negotiated the Heads of Terms until agreement was reached between all parties and this was concluded in a sensible and efficient speed and DeVono Cresa also undertook a building survey and photographic schedule of condition in order to limit the client’s dilapidations liability.

Completion of contracts quickly followed.
