Exciting off-market space in Pimlico, SW1 acquired for Pharmaceutical Co.

Our clients our an internationally renowned pharmaceutical company who sponsor major sporting events.
The initial brief we were provided with was to source an office and a showroom within central London, ideally around along the Victoria London underground line while factoring in staff and client commutes and future growth. 
DeVono Cresa undertook a detailed research program to uncover all available relevant options so that an informed decision on the correct London office could be determined by our clients international board members. With this in mind over 20 buildings ranging from Vauxhall, SW8 to Kings Cross, NW1 were viewed and considered. 
An exciting off market opportunity presented itself of close to 6,000 square feet in the Victoria / Pimlico area of the SW1 postcode and quickly became the preferred option. 
A cost analysis was undertaken by the DeVono Cresa research team to determine affordability for our client over the length of the lease, while factoring in expected savings DeVono Cresa felt confident they could deliver as part of the negotiations. 
The senior management and board who are based in Belgium decided after much deliberation to progress negotiations with the aim of DeVono Cresa delivering this space within the cost levels that were required. 
A meeting was arranged between the landlord and our client to discuss each parties needs and requirements. The financial levels were met and a very competitive package was negotiated and agreed following lengthy further discussions between the landlords agent and the DeVono Cresa surveying team. 
During the conveyancing process DeVono Cresa re-measured the space and found that there was a mistake on the measurement quoted within the landlords figures. As such we managed to save our client over £80,000 on this one point alone.
