They came to us with a very specific brief. This was a new UK venture to complement their existing educational offering in India.

The location was crucial. They had to be within a close radius to existing higher education facilities in Holborn, WC1.

An initial property search revealed a variety of buildings and locations that would be suitable. Some came with existing D1 planning and some without.

10 buildings were viewed and considered originally, and then a choice was made on one in particular.

The D1 building was in Gray’s Inn Road, WC1 and consisted of just under 7,000 sq ft.

A proposal was sought from the landlord and this was then reviewed with senior management in the UK and in India.

An agreement was reached in good time that suited all parties.

Some complications arose during the conveyancing period, which had an effect on the timing of the completion date. These complications were education related and had to be resolved in order for the client to be able to practice in the UK. DeVono Cresa’s expert advice helped in this situation and enabled the client to complete the lease.

DeVono Cresa managed to save our client over £450,000 over the course of the lease.
