A marketing company contacted DeVono Cresa after initially undertaking their London office search internally which resulted in a lack of success. This resulted in a short period of just 2 months as a time frame to complete a full relocation.
As a young TMT firm it was important to them that they had a trendy office, in the right location, with lease flexibility as their company continued to expand in staff numbers and new clients.
DeVono Cresa were instructed to progress the search immediately with the initial advice provided based on financial budgets and locations which led on to DeVono Cresa being able to provide a breakdown of all available office spaces based on this information.
After viewing all relevant options, our client formed a short list and DeVono Cresa commenced negotiations on the preferred options.
In the meantime however, an off market opportunity was found that we felt would be perfect for them. Our client viewed the building which was located in the heart of the City of London in the EC2 postcode and this quickly became the preferred office option.
DeVono Cresa started negotiations and advised on service charges, rent, rent free, capital contributions, alienation provisions and timing. We also negotiated flexible breaks into their lease.
Terms were quickly agreed at a favourable level and tied the landlord into completing the lease within our clients required time frame.
Heads of Terms were agreed and solicitors instructed.
DeVono Cresa also check measured the floor to make sure that the client would not be overpaying on rent, rates and service charges.
We remained in regular contact with our client and their solicitors throughout the legal process while also advising on the interior fit out and the required landlord’s works.
The deal was completed very quickly and our clients had the keys in time to take occupation of their new office!Share:
