They contacted us as they were concerned and frustrated at their existing property advisors and their inability to have successfully sourced a suitable property for them to relocate to. They had been searching for a building for 9 months without any success.
DeVono Cresa took a detailed brief that meant understanding our new client’s optimum size range, financial outlay, target area, quality of office required and timescales.
They had already seen a huge amount of properties and none had been ultimately and unanimously suitable, so our task was to uncover new practical opportunities that they had not been introduced to.
This meant that genuine options proved to be few and far between. Our client and a DeVono Cresa surveyor inspected a total of 5 options during our first round of viewings and 2 of the 5 seen were off-market opportunities.
Ultimately it was one of these off-market options, that was seen during our first week of searching, that presented the best opportunity which was pursued immediately and vigorously.
This perfect off-market option in Cannon Street, EC4M measured just over 7,000 sq ft. It was fully fitted out to a high standard which meant very considerable up-front capital savings for our client as their fit-out requirements were largely served by the present condition of the office, right down to furniture that DeVono Cresa negotiated as part of the transaction.
Our proposal was discussed and after sign-off from our client’s board it was submitted to the disposing agent.
The negotiations were conducted swiftly as by now the building had been brought to the open market and there was competition from another party who had also tabled an offer.
Our bid and tenacious approach proved enough to secure the premises and solicitors for our client were duly instructed and contracts signed shortly afterwards.
