We made contact with their existing landlord to start an open dialogue regarding the re-gear while also proceeding to research and view a range of buildings with the desired ‘wow factor’.
Two buildings were eventually shortlisted and DeVono Cresa continued to negotiate terms with their existing landlord. We reported back to our client on the pros and cons of all options.
After careful consideration, they decided that a relocation would be the best option and then went about reviewing the shortlist properties with senior management.
DeVono Cresa was then instructed to agree heads of terms on the favoured office space and this included tenant friendly benefits such as a schedule of condition, service charge cap, rent free and tenant friendly alienation clauses. We also measured the space and found it was considerably smaller than originally quoted, which saved our client close to £40,000 on this single point over the duration of the lease.
The chosen building, in De Beauvoir Crescent, N1 totalled over 4,000 square feet with fantastic canal views and was designed by a leading architect. It has clean white lines and a minimalistic, yet industrial style.
