Why is occupier-only representation so important?
Representing both parties within the same transaction causes conflicts of interest, meaning commercial occupiers are often underserviced due to the demands of landlords. As the vast majority of property agents’ income comes from advising landlords and increasing commercial property values, they often don’t put you, the tenant, as the priority. This is the opposite of the service that you should demand.
In a market where these conflicts of interest are extremely common, property agents tend to provide jargon-packed advice and limited negotiation details.
