One does not often associate an office building with elegance. The Heron Tower has changed these opinions. From the 70,000 litre aquarium in the reception, to the concierge service and detailed finishes through out this modern vertical city.
The available 20th floor provides a magnificent fitted out office with near 360 degree views over London’s famous skyline. The building itself was constructed in 2011 during the recession and has since filled to close to 100% capacity. The owners, Heron International, didn’t just want to build a traditional office building and therefore included nearly 20,000 sq. ft. of restaurants. Sushi Samba and Duck & Waffle are now two of the City of London’s most popular restaurants and consequently, two more reasons to lease space in the building.
Designed by architects Kohn Pedersen Fox, the height of the Heron Tower was planned to be only 183 metres, identical to that of it’s neighbour, Tower 42.
In September 2005, the Heron Property Corporation submitted a planning application to increase the height of its approved building. Heron’s revised plans then proposed 663 Ft tall tower, topped by a 92 Ft mast, giving it a total height of 755 Ft. Although the design was largely identical to the previous scheme, the tower’s crown and southern façades were refined. In January 2006, the revised project was approved by the City of London Corporation.
Full construction began in April 2008 with the first cladding applied in May 2009 and in April 2010, Heron held a ‘topping out’ ceremony to celebrate the building’s structural completion, attended by the Lord Mayor of London. In July 2010, the spire was added, taking the height of the building to 755 Ft & in January 2011, the aquarium was delivered and installed. The tower’s first confirmed tenant was the law firm McDermott Will & Emery who signed a pre-let agreement in July 2010, while the building was still under construction. With subsequent tenants including the pensions company Partnership Assurance, investment fund manager Securis Investment Partners, recruitment firm Harvey Nash, law firm Proskauer Rose, serviced office provider Landmark and leading CRM provider Salesforce, who then went onto purchase the naming rights to the tower just as it did with its headquarters office building in San Francisco. However, this name change was retracted and the name of the building then became known as 110 Bishopsgate or The Heron Tower.
The part 20th floor lease totalling 12,969 Sq. Ft. is available until March 2023 and is fully fitted & ready to be occupied at a passing rent of £55.00 per Sq. Ft.
